Owner financing is the easiest way to buy property; it's extremely simple. Owner financing is when the owner of a property extends credit to the buyer by accepting monthly payments and holding the deed as collateral until the property is paid for in full. Owner financing is very similar in nature to an auto loan, where the car title is used as collateral.

By paying the down payment you are automatically approved for owner financing through us. We do not do a credit check, verify income, or check references. In fact, the only information we need is your name, address, and phone number; it's really that simple.

Once we receive your down payment we will mark your property as "Sale Pending!" on our website and then mail you a land sale agreement to sign and mail back to us; it should arrive in the mail in about 3-5 business days. After you receive the paperwork, just sign it and mail it back in the enclosed self address stamped envelope and the property is all yours. Once we receive the signed sale agreement from you in the mail we will mark your property as "Recently Sold!" on our website and we will mail you your Welcome Packet with all your account information, payment schedule, payment coupons, parcel map, satellite photos, pictures, and certificate of ownership.

Our interest rate is a fixed rate of only 9.9% for all of our properties and will gladly match any lower competitors rates. However, other companies typically charge much higher interest rates as high as 15.9% and include extra hidden service charges and fees.

Property Questions
Answer:

Most people who purchase from us are buying for investment purposes and are not interested in ever visiting the property. If you are buying to live on the property or use it for recreation purposes, we recommend making the necessary down payment, visiting the property during the 30 day Money Back Guarantee period and performing proper due diligence. This way you can secure the property while making sure it suits your needs.

Deed Questions
Answer:
  • A deed in which the grantor (Land Trust Company, LLC) warrants, or guarantees, the title against defects against the property.
  • In real estate transactions, warranty deed is a promise that the buyer's title to a parcel of land will be defended.
Answer:

If you pay in full for the property, you will usually get your deed in 2-3 weeks once it is recorded with the county. However, if you are financing your property with us, your deed will be used at collateral until the balance of the loan is paid off. Once the loan is paid in full, your deed will be delivered in about 2-3 weeks once it is recorded with the county.

County and Tax Questions

Due diligence is the research you, as the buyer, complete prior to purchasing a property. This includes questions to the county where the property is located, questions to us, and/or visiting the land. We want you to feel comfortable about your knowledge of the property before buying.

Mailed entries must include the contest name, entrants name, a valid email, telephone, and postal address, and any other specific entry information requested in the contest announcement and is subject to the same entry period and rules as website entries.

Land Trust Company, LLC is not responsible for and will not consider incomplete or incorrect entries, or emails sent or entries mailed but not received by Land Trust Company, LLC for any reason, as potential contest winners.

Winners of all contests will be contacted at the email and/or telephone number used to enter the contest and the person receiving and replying to the winner announcement will be considered the winner unless they specify another person within the reply email as the winner. Land Trust Company, LLC will mail the contest prize to the address supplied by the recipient of the winner announcement email.

Only one entry per email address will be considered for contest entry, unless otherwise specified in an individual contest post, no person may enter any contest more than once using multiple email addresses or postal addresses.

Claiming of prizes requires an email to Land Trust Company, LLC from the winning email address within 30 days of being notified of winning at the email used to enter. Failure to respond shall mean that the winner forfeits the prize. Land Trust Company, LLC is not required to award elsewhere any prizes forfeited by the chosen winner(s).

2. Awarding Prizes

Winners are solely responsible for all taxes and/or fees that may be incurred. All winners are required to verify proper and legal picture identification and Social Security number within 30 days of notification of winning the prize. Winner may forfeit any and all winnings if verification cannot or has not been made within 30 days. Upon proper verification, winnings will be awarded, and mailed to winner's mailing address within fourteen (14) business days.

Each prizewinner must supply Land Trust Company, LLC with his/her legal name, mailing address, birth date, day time and nighttime telephone numbers. Winner may also be required to supply their social security number.

Winners may not request substitutions of prize winnings. All winners are solely responsible for any and all taxes and/or fees, and all such additional costs that may be incurred.

Neither Land Trust Company, LLC, our sponsors, nor employees of Land Trust Company, LLC or sponsors may be held liable for any warranty, costs, damage, injury, or any other claims incurred as a result of usage of any winners of a prize once possession has been taken of the product by winner. Land Trust Company, LLC is not liable for any loss arising out of or in connection with or resulting from any contest promoted by Land Trust Company, LLC.

If the specified prize becomes unavailable due to unforeseen circumstances, Land Trust Company, LLC may substitute a prize of like or equal value.

3. Prize Winner Responsibility

The winner of the grand prize will be required to post a testimonial and photograph of themselves on our website testimonial page; briefly stating that they won the property sweepstakes contest and were awarded the prize.

Land Trust Company, LLC reserves the right to use all contest information and photos for present and future promotional purposes.
